A few quick questions
Can I start with the $49 audit and upgrade?
Yes. If the same file moves to Contract to Close, the $49 audit fee is credited toward the $395. You're never paying twice for the same work.
What does the audit actually look at?
Contract terms, deadline structure, signature and initial gaps, addenda alignment, disclosure requirements, and brokerage compliance issues. Anything that could trip the deal up before close.
How fast is "same day"?
If you submit before 5pm CT, you'll have the PDF report that evening. After 5pm, it lands in your inbox the following morning.
Why is Contract to Close paid at closing?
Because if your deal doesn't close, you shouldn't be paying for transaction coordination. Title disburses the $395 from the file at closing — same way commissions are handled.
